Mid-Atlantic Appraisal Consultants, Inc. offers a NO-COST REVIEW for your real estate assessment and tax obligation.

MAC would review the current assessment on your property. Based upon property type, we would use the applicable approaches to value (cost, market, & income) to determine if your assessment is excessive. Upon completion of our analysis, we would notify you of our findings and recommendations. There would be NO-COST for this analysis.

If we believe your property is over assessed, our services would include recommendations for appeals to the various administrative levels, negotiations with the taxing authorities and/or their representatives, and the furnishing of expert testimony in your behalf.

In essence, our services would include the management of all valuation issues in the negotiation and appeal process. We would keep you informed as to any and all developments.

    • Reviewing the three approaches to value in determining a position for the appeal: cost, income, and market data approaches.
    • Reviewing reassessment/revaluations added assessments & increase in assessments.
    • Factoring in current market conditions for assessment reduction.
    • Identifying any forms of obsolescence for assessment reduction.
    • Reviewing assessment records of the client’s property and comparable properties for uniformity of assessments and for errors in calculating values.
    • Inspecting the property when necessary
    • Estimating potential tax savings.
